Construction Updates

  • This morning we finalized paint colors alongside the head of the Walton Ave Resident Action Committee, worked alongside the plumbers for our storm water drain, and had to reconnect with our sprinkler system team to amend the plans to match our updated permits. Electrical work continued to push forward, with the teams already making their way into the basement. Progress continues, with roadblocks with the water department slowing us down. We are working diligently with our subs to keep pushing forward, with the beautification of the exterior beginning.

  • This week, we are making a slight modification to our plumbing. Specifically we are moving the sewage line to meet with our other water lines to reduce street work. Our painters should be coming out to start exterior paint work tomorrow (weather permitting). Once the amended plumbing plan is finalized we should have our master plumber back on site in 2-3 days, and he will work straight through to finish all of the plumbing in the next month.

    The electrician is on site, and almost finished with all of his work prior to finishes and equipment install.

  • Plumbing is being installed as we type this message. Starting from the top floor, our plumber is installing pipes and systems to get us hooked up to the water line. As he finishes each floor, our general contractor will start drywalling and putting in the finishes from top to bottom.

  • Construction has been paused for some time. We are currently waiting on L&I to approve our amended permits. Once approved, our sub contractors will resubmit and we will have full crews back on site. Our goal is to be back up and running in a few weeks.

  • Our finals plans have been completed, and will resubmit all our permits after the holiday break. We began painting, with our green being approved to move forward. We are workshopping our secondary brick color with neighbors, and will begin priming the entire building after the holiday.

  • We are still waiting on final plans for plumbing, electrical, and elevator work to secure our final permits to get us to the finish line. In the meantime, we finished exterior masonry work (no more holes), power-washed the walls, and began priming to paint the entire building in the coming weeks!

  • Our beautiful staircases were installed, our first floor walls are completely framed and ready to be fire raided, we are in the process of redrawing our second floor plans to make room for our elevator, paint is continuing to be chipped away, and PECO came out to cover our electrical lines for worker safety.

  • After weeks of delay, we have finally obtained our electrical permits! Electrical work is underway, our new stairs are being installed, additional paint scraping is occurring on the exterior, and we are waiting upon some new plans to obtain our plumbing permits.

  • We made progress with out masonry work, we finished half of our exterior stonework, and scraped paint off of our exterior walls in preparation for our new exterior colors!

  • This week our construction crew finished masonry on the exterior and interior of the building. They filled in holes in the sidewalk and demoed the exterior stairs to make space for our ADA ramp. We also demoed out space for our doors and windows! Next week we are going to wash the exterior of the building to prepare for final masonry work and the start of painting!

  • Progress has been a-plenty! We bumped out our exterior wall 4 inches, our electrical permits have been approved, our stairs have been installed, and masonry, plumbing, and electrical subs are to begin work in the next two weeks.

  • This week is all things structure! Reinforcing cross beams, double enforcing the stairs, and building the new staircase with structural integrity. Generally making sure things are safe for the next phases.

  • Construction is progressing quickly and the next step is to excavate 8 inches—4 inches for stone and 4 inches for concrete in the basement. Once complete, we'll raise the surface back to floor level and lay down the subflooring.

    The layout and installation of the metal framing, forming the structural backbone of our home, will be worked on through this week and next.

  • Currently, we are in the ground excavation phase.

    We established the safety fence around the perimeter.

    We have excavated 80% of the debris in the basement area and removed dirt in the amount of approximately three 30-yard dumpsters.
